Envision a carefree life in the Swiss Alps, where you wake up to the refreshing smell of fresh alpine air and soothing moos from free-roaming cows? You can now turn this fantasy into a permanent reality by purchasing your Swiss residence in the well-known ski town of Andermatt, in the Ursern Valley of the Swiss Alps.

This charming estate, 1,400m above sea level, straddles the north-south and east-west mountain passes of Switzerland, making it highly accessible (the fastest by train) to all parts of Switzerland, including Italy, down south.

A true all-year-round destination, Andermatt offers 180km of groomed pistes, outstanding off-piste skiing, world-famous cycling, an award-winning 18-hole golf course and some 500km of marked hiking trails. Residents enjoy an unmatched lifestyle with a 650-seat concert hall, the five-star deluxe hotel The Chedi Andermatt, four-star superior Radisson Blu Hotel Reussen, three Michelin-starred restaurants, and a selection of local and international retailers.

The demand for Swiss property

The Andermatt Reuss is one of Switzerland’s only regions that allow foreign investors to acquire properties without restrictions, allowing them the same rights to owning and holding properties as Swiss residents. All units are freehold, and purchasing properties have no stamp duty.

This township by Andermatt Swiss Alps (ASA) — the real estate management company led by Egyptian billionaire Sami Sawiris — receives persistently high demands from investors worldwide, including 5% of buyers from Asia. Supposedly, The Koya, a Japanese-inspired apartment, sold 95% of its units in under two weeks in 2021.

Not only will ASA handle all property sales matters of your apartment, but it will also manage the rental of your unit should you wish to join the rental programme to enjoy some passive income.

In addition, sustainability is a strong focus for this township, where all the apartments and buildings are built by the Minergie standard, a recognised Swiss benchmark for sustainability. Renewable energy sources generate electricity and heat, and the town operates four of its hydroelectric power stations and four wind turbines on top of mount Gütsch.

New world Italian elegance

A mixed development (almost like an integrated resort) tailor-made for those foreign and locals seeking a holiday home in the Alps, Andermatt Reuss is a car-free zone with a well-balanced mix of over 40 residential apartment buildings and chalets (totalling about 500 units), each with uniquely different architecture.

Currently, the latest development to launch this August is the Pazola, a sophisticated collection of 19 luxury residences and penthouses inspired by Switzerland’s grand mountain palazzo of the past.

Designed by award-winning Zurich-based architects SLIK Architekten, the Pazola offers residents and guests refined living in the heart of the Alps, where old-world elegance meets modern style, with contemporary furnishings and fittings complementing the classic façade and surfaces and Alpine features.

Each two- and the three-bedroom apartment has a fireplace to cosy up beside after a long day outdoors and a loggia to enjoy the panoramic Alpine views. The penthouses on the top floor also include a sauna for the ultimate relaxation experience. Prices for units at Pazola start from CHF975,000 ($1.4 million).

East meets west luxury

For those who enjoy the luxury stylings and amenities of The Chedi Andermatt, the hotel has launched more residential units for sale. Designed by the renowned architect Jean-Michel Gathy of Denniston Architects, The Chedi Residences combines authentic Swiss Alpine chic and Asian style with traditional materials, rich tones and organic textures to create an atmospheric place to relax and unwind after a day of outdoor adventures.

Each apartment has been meticulously designed to enhance the enjoyment of the picturesque setting. Generous ceiling heights and expansive windows allow swathes of natural light to enter each property. At the same time, rich tones and organic textures create an atmospheric place to relax and unwind in the evenings.

There are many benefits to becoming an owner at The Chedi Andermatt, both regarding the time you spend in residence or when you are away. Not only will your property be taken care of by our dedicated residence management team all year round, but there is the opportunity to place your residence in the hotel rental program and make a return on the investment of your home when not in use. Prices start from CHF2 million ($2.87 million) for a one-bedroom apartment.
